It is not enough to rely on the strength of your market to produce a sale. Even if your market is flooded with buyers, this doesn’t mean your property will fly off the shelf. Simply listing or advertising your home doesn’t get buyers in the door. Here are the five most common reasons why your property may not be selling, and what you can do about it.
Lack of curb appeal. Every seller should understand the importance of curb appeal. A negative first impression can single-handedly turn buyers away quicker than almost anything else you can do. Instead of giving the property an honest look, you will have to wow buyers just to regain their interest. Improving curb appeal can include a handful of important items ranging from the condition of the yard to the quality of the front walk. Ask a friend, or someone you trust, to drive to the property and write down the first three negative things they notice. Chances are, these will be the same three things potential buyers will notice as well. Many of these are relatively inexpensive and easy fixes but are essential if you want to generate interest.
Not using a real estate agent. When selling a property, it is critical to look at the big picture. Of course, you want to maximize your property value as much as possible. However, you shouldn’t eliminate the expense of paying for a good real estate agent. From finding the right list price, marketing, scheduling showings, negotiating offers and reviewing contracts are all services that a real estate agent provides. In the long run, the commission you pay for a good real estate agent is worth the hassle and stress that goes along with selling your home.
Not following up with showings. Every showing you have is potential sale. One of the byproducts of not using a real estate agent is not being as organized as you need to. There are times when a potential buyer doesn’t show their hand and you assume, they aren’t really interested. Every showing should receive an email or call within 24 hours. Don’t be afraid to ask for feedback or even ask if they are interested in making an offer. Sometimes a follow up with prospective buyer(s) triggers questions and clarifications, leading up to renewed interest on your home.
Not staging. Making your home more attractive to prospective buyers is an essential part of marketing a home, and home staging can help with that. You’ll want to do the math and weigh the potential payoff, including a shorter time on the market and a higher offer than listed. Most buyers want to envision themselves living there and need to see the property furnished. Staging will emphasize space, functionality and features of your home. Additionally, staging adds to your home by making spaces cozier, larger, brighter, cleaner, etc.
Pricing too high. Price is the leading influence in property demand. You can do everything else right but if your property is listed too high, you will not receive the interest you anticipate. Listing higher than market value is a popular mistake with sellers working without a real estate agent. They think they can list high and meet buyers somewhere in the middle. The number one reason a home sells is because the price was right! Determining the list price of a home is such a critical piece of the home selling “puzzle.” If you put the correct price on a home, it will sell in a relatively quick time frame. If you choose to overprice your home, it will either not sell or will take several months to sell. If you choose to overprice your home, remember that you will likely receive less money for your home than if you were to correctly price it from the beginning!
Property doesn’t meet market condition. If a few repairs is keeping you from selling you home, then invest on some repairs. Spruce up the exterior or interior with neutral but attractive paint, update bathroom and kitchen fixtures, replace worn out carpets, Wash and paint baseboards, replace outdated window treatments. Tidy up, remove extra large furniture and simply de-clutter. The little bit of time and money you invest in the preparation of your home for sale will pay up big time.
Property not in safe and livable condition. If your property is a little bit more run down and need some major repairs to bring it up to a safe and livable condition, most likely, it will not meet the requirement for financing. You will have to spend a whole lot more of your time and money for repairs to be able to bring it up to a marketable condition. In this case, if you really want to sell your property, your best bet is to sell it as-is to a cash buyer.
